What we do
Exterior cleaning, done properly
No one-size-fits-all. Every surface gets the pressure, chemistry and technique it can actually handle — which is the difference between a clean home and a damaged one.
House Soft Washing
Siding, stucco, vinyl, soffits and fascia. A soft-wash process designed to safely remove dirt, pollen, algae and surface buildup — without aggressive pressure.
Driveways, Patios & Walkways
Standard, stamped and exposed aggregate concrete, plus pavers and retaining walls. Removes surface buildup and organic staining, and significantly improves appearance.
Roof Moss & Lichen Treatment
Hand-scraped and treated — never pressure washed, which strips granules and shortens a roof’s life. We assess access first and decline any roof we can’t work on safely.
Gutter Cleaning
Gutters cleared by hand and downspouts flushed so water goes where it should. Sold alongside roof work — while we’re already up there safely.
Decks & Fences
A gentle wash for wood and composite that lifts grey weathering, algae and grime without furring the timber or blasting out the soft grain.
Exterior Window Cleaning
Streak-free exterior glass on accessible windows, with frames and sills wiped down. Priced per window, and often bundled with a house wash.

How the size works. Prices are based on the size you pick — your
square footage is on your BC Assessment notice. We check the property before confirming,
and if it lands in a different band we'll tell you before anything is booked. No
surprises on the day.
Every price includes all equipment and solutions, your landscaping and finishes
protected, and a walkthrough with you before we leave. Results vary with the age,
oxidation and staining of a surface — we'll tell you what cleaning will and won't fix
before you book, not after.

Tile roof — moss & lichen
Years of lichen and moss removed by hand, gutters cleared and downspouts flushed on the same visit.
Concrete pad — organic staining
Moss and years of green organic growth lifted off a shaded slab that hadn’t been touched in seasons.
Deck stairs — grey weathering
A gentle wash pulled the grey surface weathering off the treads and brought the wood tone back through.
Exposed aggregate — lichen
Lichen and embedded debris cleared from textured aggregate, at a pressure the exposed stone can take.

Straight talk
What we won’t do
Plenty of outfits will say yes to anything. We’d rather be useful than agreeable, so here’s where we stop: we don’t pressure wash roofs, we don’t take on roofs or heights we can’t access safely, and we don’t guarantee that every mark will disappear.
Cedar restoration, staining and sealing, paint stripping, oxidised-siding correction and heavy oil or rust work are all outside what we take on without a proper review first. If your job needs one of those, we’ll tell you — and usually who to call instead.
