Wildfire ash cleanup for Summerland homes
When smoke settles over the south Okanagan, Summerland gets the fallout. The ash lands as a grey film on west-facing walls, windows, decks, patio furniture and the bottom of every gutter. On its own it's dust. Once the morning dew or the sprinklers wet it, it sticks.
Ash is mildly alkaline. Left on glass and painted surfaces through a few wet-and-dry cycles, it gets harder to shift and can dull the finish. The fix is to lift it, not scrub it: a low-pressure rinse, a soft wash on the walls so the solution does the work, and a proper clean on the glass.
- Siding and stucco soft washed, never blasted. High pressure drives fine ash into stucco and behind lap siding.
- Windows cleaned glass, frames and sills, so the film doesn't come straight back with the first rain.
- Gutters cleared by hand. Ash and needles together make a paste that blocks downspouts.
- Decks, patios and driveways washed so you're not walking it back into the house.
Every ash job is a little different, so there's no flat rate for it. Text us a photo and we'll price it, usually the same day.
Doing it yourself? Light dust comes off with a garden hose and plenty of water. Skip the leaf blower and the dry broom, which put the fine particles back in the air, and keep a pressure washer off glass and stucco.
The regular exterior work
Outside smoke season, Summerland homes pick up the same things as anywhere in the valley, plus a couple of local ones. Homes near orchards and vineyards collect fine dust at harvest. Irrigation and sprinkler overspray leaves mineral spotting on lower windows and the base of walls. Lakeside homes in Lowertown and along the water get algae on the shaded side faster than homes up the hill. Out in Trout Creek, Prairie Valley and Garnet Valley, it's pine needles in the gutters and pollen on everything each spring.
We price all of it the way we price Kelowna: by home size, published up front. No salesperson visit to find out a number.

Common questions
Summerland — straight answers
How much does pressure washing cost in Summerland?
Our prices are the same in Summerland as in Kelowna, and they are published. A driveway, patio or walkways up to 600 sq ft is $349. A full house soft wash starts at $379 for a home up to 2,000 sq ft. The Curb Appeal bundle (house wash, exterior windows and driveway) is $699 for a small home.
Do you clean wildfire ash off siding and windows?
Yes. Ash residue is mildly alkaline and grips glass, siding and painted surfaces once dew or sprinklers wet it. We rinse it off at low pressure and soft wash the walls rather than blasting them, so the ash is lifted instead of ground in. Text us a photo and we will price it.
Is it safe to hose ash off my house myself?
Light dust, yes, with a garden hose and plenty of water. Avoid dry brushing, leaf blowers and a pressure washer on high: those either put the fine particles back in the air or scratch glass and drive grit into siding. If the film has dried on or it is on the roof and gutters, book it.
Do you charge extra to come to Summerland?
No. Summerland is inside our regular service area, so there is no travel fee. The price on the page is the price.
How often should a Summerland home be washed?
Once a year suits most homes. Spring clears the winter film and pollen. Late summer or early fall is the other common slot, after smoke season and the dust from harvest on nearby orchards and vineyards.
Can you clean hard water spots off my windows?
Fresh sprinkler spotting usually comes off with a proper exterior window clean. Spots that have been baked on for several summers can etch the glass, and cleaning will improve them but may not erase them. We will tell you which you have before booking.
