Summitt Exterior Cleaning › House Wash
House soft washing
Low pressure. High care.
Siding, stucco, vinyl, soffits and fascia — cleaned with chemistry and dwell time instead of force, because your house is not a driveway.
Soft washing is a different job from pressure washing
Pressure washing removes things with force. Soft washing removes them with chemistry — a cleaning solution is applied at garden-hose pressure, given time to work, and then rinsed.
On a house, force is the wrong tool. High pressure drives water behind siding and up under lap joints, where it has no way out. It cracks stucco. It hazes and chalks vinyl permanently. And it forces water past window seals into wall cavities.
The stuff actually discolouring your walls — algae, mildew, pollen, ash film — is biological or airborne. It responds to the right solution far better than to a pressure washer.
What gets cleaned
- Siding — vinyl, fibre cement, engineered wood, aluminium
- Stucco and acrylic stucco
- Soffits and fascia, where algae usually shows first
- Gutter exteriors, including the tiger-striping down the face
- Eaves, trim and exterior door surrounds
What we do about your landscaping
Cleaning solutions that lift algae off siding are not good for plants at full strength. Beds and shrubs along the wall get watered down before we start and rinsed after — pre-wetting is what keeps them from taking anything up. It's a standard part of the job, not an extra.
An honest note on results. Soft washing removes what's growing on and clinging to the surface. It does not reverse oxidation on faded vinyl, restore chalked paint, or fix cedar that has gone silver. Those are restoration jobs, not cleaning jobs, and we'll tell you which one you have before you book.
When to book it
Most Okanagan homes want this once a year. Spring is the popular slot — it clears the winter film and the pollen load — but late summer has become just as common since ash and smoke fallout started coating the valley's west-facing walls.

Common questions
House Wash — straight answers
Will it damage my stucco?
No. Stucco is exactly why soft washing exists — the pressure stays at roughly garden-hose level and the cleaning is done by the solution, not by force.
What about my plants?
Beds along the wall get thoroughly wetted before we start and rinsed again afterwards. Pre-wetting is what stops plants taking anything up.
Can you fix faded or chalky siding?
No — that's oxidation, not dirt, and cleaning won't reverse it. We'll be straight with you about that before booking rather than after.
Do you do three-storey homes?
No. We cap at two storeys. It's a safety line we don't cross.
