Vernon homes work harder in winter
Vernon sits at the north end of the valley, and winters here are longer and colder than they are in Kelowna. The furnace starts earlier in the fall and runs later into spring. Every hour it runs, it pulls the house’s air through the ductwork and past the blower wheel. Whatever has settled in there goes round with it.
That is why the North Okanagan is where duct cleaning pays off most. A blower wheel packed with dust moves less air, so the furnace runs longer for the same heat. Clean ducts and a clean blower don’t change the weather. They do mean the furnace isn’t working against its own build-up all winter.
Summers bring the other problem. When wildfire smoke settles over the valley, it gets into houses through doors, windows and fresh-air intakes, and it ends up in the ductwork. If your house still smells of smoke weeks after a smoky summer, the ducts are the first place to look.
Furnace, ducts and indoor air
- Furnace and air duct cleaning — $489. Includes fifteen vents and registers, then a flat $10 each. Every supply and return run under negative air, the trunk lines, the blower wheel and every cover removed and washed. You get photographs from inside your own ducts. No crawlspace surcharge.
- Dryer vent cleaning — $90 added to an air visit, or $199 on its own. The full run from the machine to the cap outside.
- Central air purification — $1,100 supplied and installed. A SolaceAir polarized media air cleaner that fits your existing ductwork, 97% efficient at 0.3 microns. It is built for the smoke, dust and pollen an ordinary furnace filter lets through.
Outside the house
North Okanagan homes deal with more snow, more shade on the hillsides and more moss on north-facing roofs than houses further south. Homes near Kalamalka, Swan and Okanagan lakes also pick up green algae on siding and concrete faster than homes up on the dry benches. We clean all of it by hand or at low pressure, and every price is published by home size.
- House soft washing — from $379. Siding, stucco, soffits and fascia, without aggressive pressure.
- Roof moss and lichen — from $549. Hand-scraped and treated, never pressure washed.
- Gutter cleaning — from $199. Cleared by hand and downspouts flushed. Worth doing before the snow.
- Exterior windows — from $169. Glass, frames and sills, not just the glass.
- Driveway and concrete — from $349. Standard, stamped and exposed aggregate, plus pavers.
- Deck and fence — from $249. A gentle wash for wood and composite.
Want the whole outside done at once? The Full Exterior covers roof moss, gutters, house wash, windows and concrete from $1,100 for a home up to 2,000 sq ft.
Where we go in the North Okanagan
Vernon, Coldstream, Okanagan Landing, Bella Vista, East Hill, the Foothills, Middleton Mountain and out toward Predator Ridge. Lake Country is on the way up from Kelowna, so we cover that too.
Our crew is based in Kelowna. We don’t have a Vernon office, and we won’t pretend we do. We drive up Highway 97 on booked days and group North Okanagan jobs together, which is how we keep the same published prices. If your address is further out, text it to us and we’ll tell you straight away whether we can get there.
If your system doesn’t need cleaning, we’ll tell you. We would rather clean your gutters this fall and have you call us back for the ducts when it’s actually worth it.

Common questions
Vernon and Coldstream — straight answers
How much is duct cleaning in Vernon?
$489 for one furnace, which includes fifteen vents and registers. Each vent after that is a flat $10, so a twenty-two vent house is $559. There is no crawlspace surcharge and nothing is added on the day. Adding a dryer vent to the same visit is $90.
Do you serve Coldstream?
Yes. Coldstream is part of our regular North Okanagan route, along with Vernon, Okanagan Landing, Bella Vista, the Foothills and Middleton Mountain. Text us the address and we will confirm the day.
How much does it cost to pressure wash a house in Vernon?
We soft wash houses rather than blast them with high pressure. A house wash is $379 for a home up to 2,000 sq ft, $499 up to 3,000 and $649 up to 4,000. Our Full Exterior package covers roof moss, gutters, house wash, windows and concrete from $1,100.
Are you based in Vernon?
No. Our crew is based in Kelowna and drives up Highway 97 to Vernon and Coldstream on booked days. We group North Okanagan jobs together so we can keep the same published prices.
How often should I clean my ducts in the North Okanagan?
Every six to eight years is a reasonable default for an ordinary home. Clean sooner after a renovation, after a smoky wildfire season, or when you move into a home with an unknown history. If your system does not need it, we will tell you.
How do I book?
Text (778) 946-5601 with your address and what you need. We confirm the price and the slot by text. Nobody needs to come out to quote first, because the prices are already published.
